First pre-let at Verdion’s Södertälje logistics asset

Verdion has pre-let the first unit at its newly developed Södertälje logistics facility south of Stockholm.

Leading Swedish green energy company based in the city, Söderenergi AB, has taken 7,893 sqm, including 6,483 sqm of warehousing, 552 sqm of mezzanine and 858 sqm of office and welfare space, for occupation from 1 August 2025.

Söderenergi, which produces district heating and electricity for southern Greater Stockholm, will use the premises for the storage of spare parts related to the maintenance of the company’s production facilities to ensure stable and predictable energy production in the region. The company converts approximately one million tonnes of waste from the forestry industry and recycling companies annually, which corresponds to district heating for around 300,000 residents and electricity for around 100,000 households.

It has taken the first of three units at the facility, which extends to 31,546 sqm and offers a further two units of around 8,800 sqm and 14,850 sqm respectively. The 68,850 sqm site is located in the city’s eastern submarket, Gärtuna, less than 10 minutes from the E20 motorway and 15 minutes from Södertälje Port. Verdion is targeting a BREEAM Excellent sustainability rating.

Anders Johansson, Head of Leasing – Sweden, at Verdion said: “This is an important letting, demonstrating the quality of warehousing here in Södertälje and the opportunity to secure modern, energy efficient warehousing to support longer term business growth. We are delighted to welcome Söderenergi to the park.”

Nicklas Stavström, Purchasing Manager at Söderenergi, comments:
“We see this as a very positive step and are confident about the collaboration ahead. Through this agreement we have secured the opportunity to store essential equipment close to our main production facility, giving us a number of strategic advantages. We will also benefit from modern facilities that are designed for this purpose.”
